1. Introduction & Acceptance of Terms

These Terms constitute a legally binding agreement between you and Heritage Land Co. We reserve the right to modify these Terms at any time, and such modifications will be effective immediately upon posting on the Site. Land Purchasing Services

We purchase vacant land directly from property owners. If you are interested in selling your land, you may submit information about your property through our website or by contacting us directly. We will review the information provided and, if we are interested in purchasing your property, we will present you with a cash offer or alternative deal structure for your consideration. You are under no obligation to accept any offer we make.

Land Sales

We sell properties we have acquired to interested buyers. Properties available for sale will be listed on our Site when available. All property listings are subject to availability and may be removed at any time without notice.

Communication Services

We provide various methods for you to contact us and for us to communicate with you, including website forms, email, phone, and SMS/text messaging. By providing your contact information and opting in to communications, you consent to receive messages from us regarding your inquiry, potential transactions, and related matters.

Our Services are provided for informational purposes and to facilitate potential real estate transactions. We are not licensed real estate agents or brokers, and we do not provide real estate brokerage services. We buy and sell properties as principals in the transactions.

3. SMS/Text Messaging Terms

Important: This section describes the terms governing SMS/text messaging communications between you and Heritage Land Co. Please read this section carefully before providing consent to receive text messages.

3.1 Consent to Receive SMS Messages

By checking the SMS consent checkbox on our contact forms, providing your phone number and indicating consent to receive text messages, or texting us directly, you expressly consent to receive SMS/text messages from Heritage Land Co. at the phone number you provided. This consent is not a condition of any purchase or transaction with us.

3.6 Consent Not Required for Purchase

Your consent to receive SMS messages is not required as a condition of purchasing any property from us or selling your property to us. You may conduct business with Heritage Land Co. without providing SMS consent, and you may opt out of SMS messages at any time without affecting your ability to complete any transaction.

3.7 Carrier Liability Disclaimer

Heritage Land Co. and mobile carriers are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission from your network operator and is outside our control. We are not responsible for any delays or failures in SMS delivery due to carrier issues, network problems, or device compatibility.

3.8 Phone Number Accuracy

You agree to provide accurate phone number information and to notify us promptly if your phone number changes. You are responsible for ensuring that the phone number you provide is correct and that you are authorized to use it. We do not warrant that any defects will be corrected or that the Site or the server that makes it available are free of viruses or other harmful components.

IN NO EVENT SHALL HERITAGE LAND CO.'S TOTAL LIABILITY TO YOU FOR ALL CLAIMS EXCEED THE AMOUNT PAID BY YOU, IF ANY, FOR ACCESSING THE SITE OR SERVICES DURING THE TWELVE (12) MONTHS PRIOR TO THE CLAIM.

SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OR LIMITATION OF CERTAIN DAMAGES, SO SOME OF THE ABOVE LIMITATIONS MAY NOT APPLY TO YOU.

9. Indemnification

You agree to defend, indemnify, and hold harmless Heritage Land Co., its officers, directors, employees, agents, and affiliates from and against any and all claims, damages, obligations, losses, liabilities, costs, or debt, and expenses (including but not limited to attorney's fees) arising from:

  • Your violation of any third-party right, including without limitation any intellectual property, property, or privacy right
  • Any claim that your use of the Site or Services caused damage to a third party
  • Any misrepresentation regarding property ownership or authority to transact

This defense and indemnification obligation will survive termination of these Terms and your use of the Site or Services.

Heritage Land Co. reserves the right, at our sole discretion, to modify or replace these Terms at any time.
